GbD conducts feasibility evaluations of your site, including a size and cost estimate for a renewable or advanced energy system (solar, wind, geothermal, cogeneration), identification of general site issues (including security), and the identification of costs, benefits, and the internal rate of return associated with the project.

Additionally, we will evaluate the appropriate structure for the project (PPA, self-own), create RFPs and liaise with developers. Finally, GbD stands ready to oversee project development as your representative during project installation through the commencement of commercial operation.

A Sustainability Program is a collection of strategies for improving your economic, environmental, and social performance. The first phase in the process is to conduct a detailed review and assessment of your facilities and operations.

During this phase, GbD will benchmark and evaluate the environmental, economic, and social performance of your organization. Benchmarking and performance analysis of your facilities and operations allows us to identify opportunities for cost savings and understanding the current level of performance for each building and campus location.

GbD will conduct an assessment of your project to determine which green building and sustainable infrastructure elements make sense to incorporate into it. We will review the cost estimates of incorporating green building/infrastructure, evaluate whether LEED certification is feasible, and identify funding sources to help offset any additional up-front costs.

Opportunity Scope: We examine each client’s real estate and depreciable investments to identify opportunities for creating a comprehensive cost saving and revenue growth plan based on monetizing environmental components of those assets. GbD will consult with you on the scope of our review, but may include storm water, waste water and solid waste streams, conventional and renewable energy production, building and manufacturing life cycle analysis, or other site-based or remote infrastructure systems review.
Full Spectrum Regulatory Analysis: We provide comprehensive regulatory review services based on existing rules and those that we are monitoring for future implementation at the local, state and Federal levels. Included in this analysis, we assess the technologies deployed within your portfolio against existing and emerging alternatives so that your future investments will demonstrate superior value over their projected life cycles.
Depreciation and Replacement Schedule Integration: With an eye towards optimizing the timing of your environmental investments, we integrate your depreciation and replacement schedules into our portfolio review and analysis.
Implementation and Funding Plan: A plan is worth only the paper on which it’s written unless it is accompanied by a funding plan. Our team works with you to customize funding alternatives for our recommended actions. We stand ready to act as your agent, working with you to originate grants and loans and to structure your trades in the carbon credit and offset markets. GbD may also offer to be your joint-venture partner, bringing both financing and project management expertise to the plan implementation phase.
Continuous Monitoring and Opportunity Identification: We can continuously find value for your organization through custom monitoring of your holdings against market and regulatory conditions. Changes in state or federal tax codes, rebates, environmental rules and regulations, and technologies can impact your bottom line and are included in this scope. Greener by Design can help a variety of organizations manage, and ultimately reduce,their environmental impact, while at the same time saving money, by developing and implementing programs and policies which:

Replace petroleum with alternative fuels (i.e. CNG, propane) and fuel blends (i.e. biodiesel, ethanol).
Reduce petroleum usage by promoting energy efficiency in vehicles through advanced technologies and more fuel efficient vehicles (i.e. electric vehicles, fuel cells).
Eliminate petroleum usage by promoting idle reduction, greater use of mass transit, trip elimination, and other congestion mitigation approaches.

Our Fleet Planning services are typically a first step in this process. A comprehensive baseline is essential. This would not only include development of a database showing physical details of the existing fleet and replacement schedules, but would also expand to showing the fleet’s current greenhouse gas emissions. From that, we work with the client to develop recommendations and an implementation strategy, include financial options, for a combination of vehicle technologies and fuel types that will help that specific client best meet its goals.

GbD works with each client to develop specific scenarios showing how emissions will be cut by, for example, switching a certain number of light-duty vehicles to hybrids, or a certain number of heavy-duty vehicles to compressed natural gas or other alternative fuels. There are no cookie- cutter solutions, each is dependent upon the client’s specific scenario, including such factors as vehicle and fuel usage patterns, maintenance and storage practices, and a variety of others. Our team can do this fleet planning on a micro level, for town or particular company location for example, or also on a macro level, for an entire county or for multi-location fleets.

GbD’s services also include an analysis of the necessary infrastructure associated with the use of alternative fuels. We work with our public and private clients to help determine the best locations for electric vehicle charging locations or compressed natural gas fueling stations, for example. Such issues require innovative thinking in policy, technology, and project finance project management.
